Tips On A Home Inspection

By Lucia Weeks

Executing a home assessment is one of the most important things that you can perform to ensure that everything is okay within the residence. With a home inspection, it will be possible to identify the hidden defects which if not noted earlier could end up costing you hundreds or even thousands of dollars. The assessment should focus on the areas that are most likely to be in needs of repairs.

If looking to inspect a house on your own, you will need to start with an exterior inspection. For this assessment, the first place to check is always the upper most part. Here, you will want to examine the condition of all shingles. They should not be bent, broken or have any holes on them.

Look at the gutters as well. Each gutter must have a firm attachment to make sure that it collects all the water without any spillover happening. As for the sprouts, ensure that they are all faced away from the foundation. Too much water can damage it.

Walls and sidings will also need to be given a thorough check. With the sidings, it is all about looking at the angle of their alignment. Ensure that the walls are all straight with no notable bowing or bulging being recorded.

Foundations are responsible for ensuring that the integrity of each house is maintained. As such, you must give it the attention that it requires. You will want to make certain that there are no cracks, missing mortar or any signs of shifting present.

All doors leading to the house must also be checked. Wooden doors should be checked for rotting signs. At the bottom of each door, check whether there is any sign of weather stripping. The doors must also be correctly aligned with the ability to open and lock with ease.

For an interior assessment, begin by trying out the windows. You will have to move each window up and down and to also try out the locks that are in place. The caulking around each window must also be in good repair.

Be sure to also have the floors examined. With floors, the signs are very easy to spot. Where tiles have been installed, pay attention to whether they are in any way cracked, or broken. When it comes to carpeting, attention should focus to whether the carpet is in top condition or whether it has become worn out.

It will be important to also take a look at the kitchen. Here, focus your attention to the appliances. Determine their operational status, their year of manufacture and whether they have been well maintained. It will also be of importance to take a closer look at your counter tops and kitchen cabinets.

Do not leave a house without visiting a bathroom. With bathrooms, the assessment will include looking at how the cabinets and sinks have been attached to the ground. In addition to this, you must also flush the toilet and run the shower. This is a test aimed at looking at the water pressure levels.
