Before completing the purchase of a home, there must be an assessment. The home inspections, is meant to seek out potential problems before a sale can be allowed to proceed. With the report in hand, it will allow the buyer enough time to either renegotiate on the sale agreement, or get out of the deal all together.

An assessment is a very important part of the property buying process. For the buyer, it will be a good idea for him to get to know of things that he can look for on his own when visiting any house for viewing. These are some of the things to look at before calling in a professional home inspector.

You will need to start your assessment by appraising the condition of existing structures. With the structure, it is all about looking for damage from past floods or fires. For houses that have been flooded in the past, there is always a likelihood that they will be flooded again in the future.

Foundations are also part of the structure. With the foundation, the main areas of concern will be checking whether it has become weak as time has passed by. For this, check whether there are holes, cracks or any mortar that has started chipping off.

When you are done with the foundation, the next step will be to look at appliances that are being sold together with this property. You must look at the washers and the dryers. Just because they are present in the basement does not mean that they are operational.

In addition to checking out the washers and dryers, other appliances that needs to be checked will be the oven and the stoves. Turn them on and determine their condition. No matter the time of the year, it will also be important to try out the heating and cooling systems.

From the appliances, move on to the next stage which is checking out the electrical system. You must remember that an electrical system can be the cause of severe problems within a house. For older houses, check to confirm that this system is fairly recent.

When checking the exteriors, concentrate on signs the obvious signs. This will include sagging, gutters that are broken or down pouring. You must also make sure that you have checked out the roof. While at the roof, missing shingles will be the first thing to check for followed by holes.

It is important that you note down all your findings before moving on to the next stage. After the assessment has been completed, you can present the findings to the seller. This is to allow you to renegotiate on the price being asked for.

In some cases, you may need to call in a professional inspector. The work of the inspector will be to go through all the house and identify problems that may have escaped your attention. Always treat the recommendations provided to you with care.
